Pick a theme and color palette. Themes help bring the decor, furnishings and finishes together while a smooth color palette ads in some flavor.
Number one rule is no clutter. There is a fine line between it looking like a messy house and a cozy home. Too many decor items or too much in one room can make it feel uninviting and discourage a buyer. If you have a room that is dedicated to the clutter, clear it out and turn it into a small nestled book nook.
If you started a repair or home project, make sure that gets done. We definitely understand that a new paint job, remodel or floor change could be the piece that makes or breaks the buyers love for the home, but having anything half way done just looks bad. Period.
Furniture groupings are an important part of staging ones home. You used to hear that if you pushed everything towards the walls, the room would feel larger and more inviting. I feel its pretty opposite. Personally I would rather come into a living room where the sofa and the chairs are in a conversational setting, inviting family time and relaxation.
Lighting is essential.You want your home to feel warm and welcoming and the lighting positioning can do that. You want to have at least 3 types of light per room preferably ceiling light, accent light and a reading type light. Another way to help the brilliance is keep the wattage high, about 100 watts per 50 square feet. Also keep windows clean, clutter free and curtains open to let the natural light and beauty of Lake Tahoe in.
For decor there are two rules: Threes a good company and vary your wall art. 3 decor items together seems to be the perfect set up. You can do 3 candles on a dinning table, 3 books on an end table, 3 decor wicker balls in a bowl on a coffee table, the options are endless. With wall decor you don’t always want to just go with the square photo positioned in the middle of the wall, mix it up. Replace the old with something oddly shaped or something that comes in multiple pieces you can put up at various levels.
With all this in mind, staging your Lake Tahoe home will be a breeze and will definitely help your selling point.
